Crofts Street – a Cardiff Living Project

Crofts Street represents Cardiff Livings first modular project with three other schemes now in development.

Crofts Street is part of Wates and Cardiff Councils development partnership, Cardiff Living. The overall project will deliver over 1500 homes for sale and rent on over 26 sites over a ten-year period. The project is a unique private/public sector partnership and allows for developer/constructor involvement from Stage 0/1. Wates as a result were involved in the selection of the MMC provider, through the planning process to contract and completion.

Crofts Street itself consists of 9 2bedroom terraced properties on an infill site in the heart of a traditional terraced house residential area of Cardiff. This meant that the site was extremely constrained therefore modular was seen as an obvious solution to minimise disruption to local residents by reducing time on site. Crofts Street forms part of Cardiff Livings MMC strategy and its low carbon agenda (Originally 17% improvement on 2014 Building Regulations for Phase I, 80-90% for Phase II affordable).

 

Three Winning Facts:
  1. Changing an unused brownfield inner city space into 9 homes much needed affordable homes in 8 months.
  2. Producing carbon negative homes without extensive renewable costs.
  3. Minimising the impact of noise, dust and general nuisance of building new homes on the local residents and businesses of a congested inner city area.
