In partnership with Mid Devon District Council (MDDC), ZED PODS have designed and built St Andrews House, comprising of 6 social-rented apartments, on a garage site for local vulnerable households. This first-of-its-kind project in UK has unlocked 200+ such dwellings on several constrained sites including Flood Zones.
We have integrated climate action through innovation in housing and construction by:
- Sustainable, Low-Carbon Construction: Our approach encapsulated all activities from material choices to renewable energy generation and energy efficiency. Our master plan design, specifications, choice of material, fabrication, ecological enhancements, construction & installation process – all catered towards achieving zero operational carbon development. Our off-site manufacturing techniques following DfMA principles (with PMV 85%), while our onsite works requires minimal groundworks, reduced excavation and produces less waste.
- Zero-operational-carbon scheme: These SAP 100A+ rated homes are energy-efficient, featuring enhanced insulation, solar panels, heat pumps, triple-glazed windows and doors to minimise environmental impact and reduce energy consumption for households facing fuel poverty. Following “Fabric first’ + renewables” approach, the homes will generate more electricity onsite than the buildings use annually. They will save 300 tonnes of carbon emissions & 3200 kilolitres of water (over 30 years) and will have no net carbon footprint over its lifetime.
- Unlocked Brownfield: This innovative residential scheme was built on a difficult-to-build, contaminated, old garage site which promote efficient land use. In this process, we have imparted green skills & BIM training to MDDC & local SMEs, created local opportunities for Devon-based consultants, demonstrated huge social impact by employing day release prisoners, and changed perception on MMC (400+ local people came to see the demo unit).
