The regeneration of Gascoigne Estate East has built a sense of community into the new environment, with high-quality buildings and finishes and external space that draws people together. In achieving these goals, the project team has provided employment to local people, brought new people into construction and given young people and unemployed people new skills, experience and training.
The homes are highly energy efficient to make them affordable to run – and to reduce future carbon emissions. By showcasing the innovative combination of offsite and Passivhaus in block F2, this project demonstrates how ultra energy efficiency can be achieved.
This entry applies to Gascoigne East Phase 2, including the following elements:
- C1: 52 homes and extensive infrastructure.
- E2: 159 homes in four blocks with a courtyard between them.
- F1 and F2: 223 homes across five blocks and associated public realm.
The scale was vast – phase 2 works began with the demolition of 1960s tower blocks in May 2019 and culminated with the completion of F2 in December 2023.

- Sustainability – sets a new benchmark in sustainable construction practices, particularly in achieving ultra-energy efficiency and reducing carbon emissions. The innovative combination of offsite construction and Passivhaus design in block F2 not only demonstrates cutting-edge technology but also exceeds targets, achieving a remarkable 61% reduction in carbon emissions.
- Community engagement – the project goes beyond traditional construction by embedding a strong sense of community within its design and execution. Through extensive community engagement and employment initiatives, such as employing local residents, providing apprenticeships, and collaborating with schools, the project delivered close engagement with the local area of Barking and Dagenham.
- Digital Strategy – Utilising advanced digital tools and platforms, the project team ensured efficient project management, streamlined workflows, and rigorous quality control. The integration of AI-driven progress monitoring, real-time reporting systems, enhanced productivity and transparency.
