Coventry 8 – Regenerating Local Communities: Breathing new life into Ex-Garage Sites

Constructing Excellence

Coventry 8 is an innovative project that involves the development of 19 dwellings, including 11 houses and 8 bungalows, spread across 8 small and challenging ex-garage sites. It demonstrates exceptional adaptability by addressing issues such as difficult access, antisocial behaviour, and the complexities of managing 164 planning conditions and 55 pre-commencement conditions. The project is committed to regenerating local communities by delivering high-quality, low carbon, sustainable homes.

Three Winning Facts:
  1. Regenerating Communities: Transforming underutilized areas which are traditionally crime hotspots where antisocial behaviour is rife, into thriving neighbourhoods with homes that promote inclusivity and a sense of belonging.
  2. Advanced Technologies: Utilising MMC (Modern Methods of Construction) with LoCal Homes Eco-200 low carbon timber panels, renewable energy systems (MVHR, ASHP), and cutting-edge innovations like GDeck Beam and Block, spray plaster and an innovative antimould spray system.
  3. Sustainability, Low Carbon & Efficiency: The MMC low carbon timber panel incorporates factory-fitted façades ensuring faster delivery of projects with less disruption to the local communities. Energy efficient heating systems are installed and YouTube video Home User Guides (HUGS) will be supplied. Advancements for the future include timber panels with factory-fitted doors and windows, further reducing waste, streamlining the construction phase.
