Cootes Lane, Fen Drayton, A Trailblazing SAP A Scheme

Constructing Excellence

Fen Drayton is a groundbreaking development of 14 affordable and shared ownership homes, designed with a focus on sustainability, community impact, and innovation. Delivered using MMC Eco-200 closed timber panel systems from LoCal Homes, factory-fitted bespoke “Fen Drayton Brick” façades, and full renewable technology integration (ASHP, MVHR, solar PV, EV charging), this scheme achieves EPC A ratings throughout.

A Ministerial visit on 20th March 2025 by Daniel Zeichner, Cambridge MP and Minister of State at DEFRA, recognized its leading role in climate action and rural development. Every decision — from GDeck carbon-reducing flooring to HomeFresh anti-mould technology — champions a low-carbon future. Community engagement was at the project’s heart, including school collaborations, fun run sponsorships, and “Back to Work” local employment initiatives. The Fen Drayton scheme is a beacon of sustainable, affordable living for the East Midlands, showcasing innovation, social value, and environmental leadership.

Three Winning Facts:
  1. Net Zero Innovation: First in the UK to combine MMC timber frame, factory-finished with bespoke “Fen Drayton Brick,” full renewable energy systems, and technology in affordable housing.
  2. Community Impact: A site of rural exception, this scheme provides local people with access to homes in the communities they grew up in at accessible price points. There has been deep engagement with local schools, residents, and businesses, creating jobs, enhancing education, and fostering social cohesion.
  3. Environmental Excellence: Homes achieve up to 88% lower carbon emissions than Building Regulations; site logistics cut waste to <3.7% landfill; MMC process saves 5t CO2e per dwelling.
