Driving inward investment into North West Wales an iconic project like M-SParc is rare. The manner in which it was delivered, by such a dedicated
team, on time and on budget to an exceptional standard with a plethora of additional Community Benefits and innovation elevates this project above all the rest. M-SParc is exceptional.

M-SParc will leave an economic legacy by capitalising on the technological and scientific skills of our most talented people. The building will be a catalyst for this development, encompassing offices, labs, workshops and an open working area the building is built to inspire.

By bringing businesses together in our “creative cathedral1”, we will inspire and ignite the spark of creativity needed to create growth. We had to be innovative in our approach to delivering a building that would give its occupiers the ambition to succeed, while delivering on time and budget.

Challenges
A key challenge was the unknown; the fact that the users and their specific requirements would change over the building’s lifetime. The brief was to maximise the flexibility and adaptability of the building. We’re already seeing this flexibility being utilised with tenants now installing plant to labs
and modifying offices with ease.

The building was being sold to tenants whilst still a building site, so a modest target of 15% occupancy was set. The risk was creating an empty “white elephant”. The building will open at over double this, with 37% of the space already let to innovators who value its ethos and sustainable credentials. The key to this outcome was the use of BIM 3D modelling, virtual reality

previews, end-user engagement during design, and the team’s passion for delivering quality.
